This stately, restored home located in the prestigious Garden District of downtown Natchez, One of the South's Most Historic Cities, invites you to live and raise your children in a small city where the true values of the old south still live.
Listed on the National Historic Register, circa 1892, this Colonial Revival Home has undergone an Award Winning Restoration to near original condition. The Historic Natchez Foundation presented the owners of this extraordinary home with their annual Award for Excellence in Restoration for 2007. When presenting this award, Natchez's most authoritative historian Mimi Miller commented:
"The scale of this home and quality of workmanship is phenomenal".
The home flows beautifully inside with grand columns identifying entrances to double parlors and to the fine dining room. As one enters the front entrance foyer, an original mantled fireplace greets you along with a grand staircase inviting you to the second floor.
A full length hallway divides the upstairs of the house separating a master suite (consisting of two rooms and a full private bath) on one side, and four large rooms and a full bath on the other side, ideal for use as bedrooms or other uses at the owners discretion or preference.
Three Jeffersonian Windows access the front balcony where one can enjoy a cool breeze while viewing the downtown skyline and the lovely neighborhood. The rear balcony offers an opportunity to view some of natures most gorgeous sunsets.
The ground or first floor, also separated by a full length hallway, consists of a two room suite with a full private bath on one side.
The other side of the house consists of a double parlor style living area, formal dining room, half bath, laundry room, dinette and kitchen
A small foyer at the back of the hall leads to an outside door which takes you to the back porch and stairwell to and from the second floor.
The front porches of the house, upstairs and downstairs, wrap halfway around the the side of the home and offer access to the master suites on both floors.
The home has six bedrooms, traditional 11' high ceilings, beautiful original heart pine floors with natural hand-rubbed finish, remarkable original wood trim throughout including crown moldings in every room.
This home has been restored to near original condition inside and out including the original interior plaster walls. This home is unique in the quality of material and workmanship even among the most elite of the hundreds of historic homes that embrace the city.
Eleven (11) fireplaces, all with original mantels, tile encasements and decorative metal inserts, are intact in every room. The metal fireplace inserts are original to the house and are very unique in design.
This home has beautiful light fixtures with large decorative medallions throughout. Ceiling fans have been installed in selected rooms and are capped with large detailed medallions.
The house has approximately 5500 sq. ft. under roof consisting of 14 rooms + kitchen, laundry room, 3.5 bathrooms (2 full up and 1.5 down) This home is ideal for single or multi-family use or easily be converted to a B & B.
There is a large unfinished attic with pull down stairway on rear balcony. There is also a storm cellar/storage basement w/ interior and exterior entrances and exits.
A large detached storage/workshop/ garage is located in the rear of the home. Lot size is approximately 50' x 156' and provides off street parking in the rear of home. The wrought iron fence which runs the width of the front yard is original to this home. The exterior of the home is the original cypress lapboard. Window screens, screen doors and shutters are available to the new owner if desired.
The interior walls are mostly the original plaster walls, kept intact to preserve the integrity of the home. All of the ceilings have been replaced with sheetrock for safety reasons. All woodwork throughout the home (inside and outside) has been stripped and sanded, removing any lead based paints to the best of our ability and knowledge.
The original hardware for doors, windows and transoms was retained and refurbished where available and in usable condition. Replacements were made as close to period reproductions as possible. The kitchen has been completely updated with custom cabinets and marble countertops.
Appliances* are the responsibility of the new owner. The bathrooms* have been updated with new period toilets and sinks. Some small amount of work on a couple of the bathroomshave yet to be completed.
The bathtubs , all originals, have been refinished and reinstalled with replica polished brass or polished chrome bath fixtures in the style of the period.
Heating and Cooling has not been completed due to sellers desire to allow input and choice from the new owners.
To protect the new owner s investment and to preserve the City as a major tourism destination center, all changes to the exterior architecture of the home and any significant landscape changes are subject to Preservation Ordinances and City Planning Rules and Regulations.
A tour and personal inspection of this fine home are a "must" in order to truly appreciate the fine details in restoring the original integrity of this gay nineties classic . Plan a visit today.
